It is explained in the small print

1. Available with [removed to avoid accusations of spamming] Initial Rate:
1.80% fixed until 31/01/2009; changing to standard variable rate for the
rest of the term, currently 6.82%. The overall cost for comparison is 6.4%
APR. An arrangement fee of £445. Early Repayment Charge for 6 years until
31/01/2013. Rates correct as of 11th December 2006.


6.82% is pretty expensive.  Moneysupermarket has quite a few in the 5.2% -
5.2% range with no redemption penalties etc.
