Middle townhome unit built 1989. Pitched roof lower than adjoining units.
Believed to have original roof.
Looking to get it replaced and have received conflicting information from
different companies when they gave me estimates.

Company A said all the plywood will need to be removed because of FRT. (but
did not check to see if it was indeed FRT plywood). Said that its code to
replace the 2 adjoining / party sides with FRT. Option to install "Ice and
Water Guard" on the 1st three feet from the gutter edge.

Company B also said to remove existing one layer roof and plywood down to
wood deck.
Install FRT on adjoining / party sides. No mention of ice and water guard.

Company C couldn't tell me if the existing plywood would need to be removed
or not until the day of the job and if it did need to be replaced it would
be an extra $2100. Also said that FRT is not required on the adjoining /
party edges. Said it was a requirement though to install waterguard at
gutter and rake edges.

So- is it a code requirement to install FRT on the adjoining / party edges?
is it a requirement to install waterguard?

Is 15/32 plywood the same as 1/2 inch?

Thanks,
