So, you are telling me that if a seller says not to bother him with any
offer for less than 75% of the asking price you are going to tell him you
can't list his property if he insists on his instructions being followed.  I
find it hard to believe that the law is actually written the way you
describe it.  So...... I read a lot of 645 and 645.254(b) specifically.  The
problem is the same as in Florida.  The listing agreement is what governs
your duties.  If the seller tells you, in the listing agreement, not to
bother him with offers below a certain point, you must respect his wishes.
If you do not, you have breached your contract and he should have no problem
terminating you.  NRS 645.005 does not preclude the seller making whatever
demands he deems to be to his advantage.  OTOH, he cannot tell you not to
submit any offers from someone of a particular ethnic group as that would be
illegal.  As long as his demand is legal, I see no problem.  I believe you
have read something into the law that simply does not exist.
