Tell you what.

Add up all the similar stuff you've done regarding your own house (busted
something, clogged the toilet, stuff like that) over the past five years.  Allow
that for your tenant per every coupla years (remember they don't have your
homeowner's experience).  If she exceeds that, then maybe say something.

I had a landlord that would be angry about hair eventually clogging up the
bathtub drain.  Twice in six years.  I did whatever I could, short of a buzz
cut.  Jees.
