Hi,

I'm considering making an offer on a VA repo here in Indiana.  To come
up with the price I'm willing to pay I've taken the market value (based
on comparable sales I got from my buyer's agent), subtracted the cost
of repairs, then subtracted a few thousand for my trouble.

The result I come up with says I should bid 40,000 on a house they have
listed at 53,900.  Do you think the VA will take the problems (mold
throughout the basement, roof almost ready for replacement) into
account and come down on price, or will they be stubborn ?

I'd rather not even bid if they won't come down to near 40k.  My agent
doesn't know.
