Philadelphia, PA - Blue Moon Capital, LLC is a Denver-based money management firm using funds raised by their own broker dealer to buy in bulk residential real estate wholesale properties.  With proprietary funding they initialize property rehabilitation/remodeling and sell them at a 20% discount to qualified“landlord investors” who are able to partake in a long-term hold (5years) strategy.  Since we do have our money management capabilities, we are able to offer temporary interim financing to prepare the property for a simple rate-term refinance when the rehab is complete.  Instead of putting the traditional 10%-20% down on a traditional real estate purchase, Blue Moon only charges a $5,000 non-refundable deposit to transfer title (assuming the investor is well experienced in the industry and of course pre-approved for the refinance) and refinance the investor into a more traditional loan at 80% of the lender\'s final appraisal. The investor must qualify in order to participate.
