If you're not truly intending to sell don't use an agent or at least don't
complain if you get misled or some other way karma catches up with you. The
smart thing to do is advertise it and see what offers you get then figure a
good Realtor can get you 6-10% more than the offers you're getting. Then
decide if you want to do it yourself or hire someone.
