Subject: mortgage charges

I applied for a mortgage with Abbey National through a financial
adviser in Dec 2003. Unfortunately the seller cancelled the sale of
the property I was hoping to purchase.
I applied to the adviser to cancel the application and for refund of
fees paid. I received a refund of the house survey fee but have been
informed that the mortgage arrangement fee is not refundable.
Is this usual?
It seems somewhat harsh as 1) It was the seller, not me, that
cancelled the purchase of the property; 2) I do not recall being told
that the fee was not refundable in the event of cancellation; 3) I was
not given a copy of the detailed terms and consitions stating this.
