IMOH the main reason to hold REITs is as an inflation hedge, not especially
as an income producer. Property owners can raise rents in a time of general
price inflation.
I've had the Vanguard REIT index fund in my Roth IRA for several years, and
have been pleased, both with performance and Vanguard's impeccable record
keeping and assistance efforts.
