I am not looking for a risk free return. I am looking to pay a fair 
price for the service that I want to acquire. The Landlord is free to 
refuse, but I have to question how many people would agree to pay 6 
months in advance without asking a sizable discount. Would you?

The risk that he won't be coming to take care of his property because 
he's already got my money would be one.
