Tough call.  I had tenants who forgot to turn off the washer tap fully
- and it leaked into the wall, doing damage to my unit and the next
door unit.

The tenants had always been on time with the rent and this was the
first call in 6 months.  I paid, and thanked them for letting me know
right away, while casually reminding them to be careful - especially
with gas, water, and electricity.

Bottom line - in your case I think the tenant should have been more
careful, but I like to keep happy tenants
