Trend schmend. If the seller won't take your offer you don't get the house.
Your realtor is trying to clue you in, even gave you some inside information
and you are going to unlicensed "agents" who don't have a clue about what
you are facing for advice. They write the non-desperate off immediately. If
it doesn't matter to you if you get the house, or lose the sellers respect,
start out with offering him what he paid for it 6 months ago. But I
guarantee you, in the sellers mind, they already went down from 720k. These
are not motivated sellers. The only thing that will get them down in price
is if they like you. You're going to need honey or lots of money, not the
vinegar of comps and pricing trends to get what you want. Did you ever think
for a second that she might know what she's doing and these guys are just
bitter about not being realtors and are feeding your natural desire to be in
control and get a bargain? Either trust your Realtor or take Al Klien's
advice. Let us know how it turns out.
