The lenders themselves - the banks and investors, that is - have free
classes and seminars that one can attend to learn about the products that
are offered.

The reality of the lending industry is that there are really just a few
products that are simply repackaged by the various lenders. So, when you
learn to identify a borrower's needs, then you can find the package that
solves the problems the borrower thinks they have. So, if you attend these
seminars, then you learn what the products are. Then you simply need to find
the lender that is the most reliable for you to deal with. What is the point
of a loan program if the funder is slow to fund, or the underwriter is a
pain in the ass?

You will learn who the good lenders are for you to deal with, and the
borrowers will come to you because you can get the job done. You have
entirely different objectives when the borrower comes at you with a 40% LTV
and a 780 FICO score than when they show up with a 600 FICO and want a 100%
LTV loan.
