You say finding a property outside of "their agent," but one thing a new
buyer should keep in mind is that it is not necessary to have any contract
at all with an agent. I have dealt with agents who were willing to drive me
around and show me dozens of houses with no guarantee that I would buy
through them. Of course I was well aware that these agents by law
represented the various sellers, not me. The last time my wife and I went
house hunting we did our own driving and searched on our own. We wrote down
phone numbers and contacted seller's agents one by one when we found
something that looked attractive, always keeping in mind that these agents
legally represented the sellers.
