Subject: Re: Anyone have advice on an eviction after foreclosure?

Just a quick post as a follow up in case some folks are reading the
thread looking for advice...
I went and spoke with the former homeowner to find out her plans, and
to inform her that an appraiser would be stopping by. The problem was,
no one was going to give me a mortgage without having the house
appraised first... which meant sending in an appraiser. This worried
me... if the owner was conforontational and irrational, we might not
get inside, and *poof* goes the chances of me getting a loan.
Upon my arrival, she was crying and quite upset, but after a while she
settled down and agreed to move out by the end of July. It was a sad
scene, but I took everyone's advice and was extremely sympathetic to
her plight. Once she realized I wasn't some thief, she was almost
grateful that I was giving her some time to move. She even turned down
my offer to pay for the moving expenses. Of course, I'm not out of the
woods yet. There is no guarantee that she sticks by her promised date.
I think I will make an effort to find her a resonably priced
appartment or house in the area. Any other suggestions to expedite the
process?
As far as the eviction procedure... I'm sure it varies from state to
state, but after talking to several lawyers here in Mass (all of whom
had a different story about how the process works) I found one who
deals exclusively in evictions. As Case pointed out, he was much
cheaper than the rest, and told me that it is as simple as obtaining a
court date... no notice to vacate is required. After they fail to
leave by the court set date, you get the sherrif and his merry moving
men to come over to get them out. Very expensive, from what I
understand.
