Color me confused.  You don't have a ton of cash but you did have the
cash to buy this foreclosure, right?  What is your payment story? 
Didn't you pay cash for a trustee's deed to the property?

Here, vultures bid, pay a $5K deposit with the balance due within
24-hours.  Often the $5K gets paid but then wanna-be excuses are
forthcoming rather than the balance in cash.  As an old banker (Donn
Clarkin) told me 20 years ago ...  "People in the foreclosure business
are bigger flakes than the people in foreclosure".
