All be happy? Even though the agent may comply, the listing agent is now
going to have to handle the closing which would have been handled by the
buyer's agent. The closing process can turn out to be more grief than
everything combined. If you try pulling this sort of stunt don't be
surprised if the listing agent doesn't show up for the inspection,
walk-through, or closing.

How many times are you people going to get burned until you realize you
can't beat the system. Smart people and savvy investors who aren't blinded
by greed or small thinking volunteer to pay a higher than average
commission. Now of course no matter what you pay, there may be times when
you don't get what you paid for, but if you want to make sure you will get
screwed, screw with someone's commission. If you were going in for vasectomy
would you shop for the cheapest doctor, then right before he cuts you,
haggle down the bill? Realtors aren't vivisectionists but they got you by
the balls just the same.
