I believe the majority of the bubble is residentially oriented.
Residential property purchases are mostly done on emotion whereas
commercial purchases are based on facts and figures. If the numbers
aren't right, the commercial deal doesn't fly. OTOH, residential buyers
can always justify why they are willing to pay too much for a particular
property. If you are looking to invest in flips, the residential market
is currently the place to be. Now tomorrow, may be a whole new ball
game.
