eviction ones never had the sort of intentional damage you describe.
I've been in homes scheduled for sale where all the toilets were
smashed which caused severe water damage but the opening bid was not
low enough to justify my bidding on it.

You have to assume most vultures do what I do. Knock on the door and
talk with the owner. Usually they're already in process of moving.
Sometimes I pay a couple hundred to help them rent a moving truck.
Sometimes they pay me rent for a few weeks until they move. You take
whatevr you can negotiate, you merely react to their plans
respectfully you try to acommodate thier reasonable wishes. Some dude
is in myour house, you take on your very best behavior because pissing
the guy off is the last thing you want to do. What are we talking
about? ... just simple commonsense marbled with the best people
skills that you can muster.
