Bubba is right about the open house comment. They serve to make the
homeowner happy and they get the listing agent buyer leads.
In my market, it's not the agent who sets the listing price, it's the owner.
I agree with anyone who stated that presenting an offer for $700K would have
been a waste of time (since the seller decided to up the asking price to
$830K).
