Are you sure they paid for the repairs?  Don't let a sub place a lein on your 
house if the deal falls through.  

To me it sounds like you need to do one of 2 things:

1)  Pay a good attorney to look at what is transpiring according to the laws 
in your state.  It'll be worth the $$$

or

2)  Back out of the deal and relist your house for $10-20K more.  It sounds 
like you haven't had a problem getting decent offers.  I'd go for the original 
$279K.
