I couldn't tell you how much more expensive one would be over the
other with Zero information.

I can tell you that I have seen many properties like yours become
"tear-downs".  In those cases the original house was a small 50's
ranch which was replaced by a much larger house. In some cases, a
large modular colonial was the replacement. I've seen new houses go up
much faster than rennovations.

You need to ask a builder these questions. A lot will depend on what
size (footprint) you want the house to be when finished and what you
have now.
